Rekey locks after closing? Yes, Indeed! But first, welcome home. Welcome to YOUR place. You can design it, decorate it, work on your yard and most important, you can feel safe in your new place. Oh, wait.. Can you really?
When closing on a house, it is really important to change your locks or have them rekeyed by a professional locksmith. Why is it so important and who should you hire for the job?
The most important thing to do when you get the key to your new home – is to change the key. Hire a locksmith to rekey your house after the closing, to ensure that you – and ONLY YOU – has the key to your home.
Rekey House After Purchase
In order to get your house rekeyed you should hire a local locksmith. Like any other trade, locksmiths prices can vary based on your location, type of lock, quantity of locks etc.
The best advice that we can give you is to first choose between replacing the locks and rekeying the locks.
If you just moved into a condo that has only 1 or 2 locks installed on it – it may be cheaper to walk into a big box store and purchase 2 new locks and simply install them yourself. This option will save you the trip charge & labor fee and you’ll end up with two new locks installed.
However, if you have a lot of locks, different types of locks or unique locks (French doors locks) – it makes more sense to hire a locksmith to rekey your locks after closing. This way, you’ll get to keep your hardware, but also get to disable the old key and have the locksmith issue a new key to your locks.
Rekey Locks After Closing
When rekeying your locks after closing, you make sure that you and your family are the only ones with access to your house. With copies of the key floating around in other realtors hands, previous owner(s), previous renters or even a previous spouse, you don’t want to leave your belongings behind a locked door that you don’t control the people who can access it.
Who has a key to your house?
If you just purchased a new home – you should know that the previous owner, maybe some friends or family members, maybe even some realtors that had access to the lock box still have a key to your house.
This is why rekeying the house locks should be the first action that you should take before moving any of your belongings into your new home.
Request a house rekey as part of your closing
House Lock Rekey – Many home owners will offer you an insensitive in order to close the deal. Sometimes, even the realtor will agree to pay the fee as long as he/ she can get your business. Just before closing may be a good chance for you to negotiate on the house rekey cost. The national average house rekeying cost is $125 – $160. An affordable amount to the guy who sold his house or even for the realtor, but it can be a burden on you with all the additional costs (moving, new shower curtains, paint etc..).
Some realtors will add your house rekey cost while closing, and send a locksmith that they are working with. Some will leave it up to you and some will just suggest that you will rekey your home.
If you are in the process of closing, ask your realtor/ seller to either pay the cost or split it with you to make sure that once closed, you and your family are the only people with access to the property.
House rekey cost
Most house rekey jobs cost $125 – $160. Some locksmiths offer a flat rate for the whole house rekey, some offer the basic service call fee + a fee for each lock that needs to be rekeyed.
If you only have 2 – 4 locks in your house, we recommend buying a new set of locks (Available at any hardware store), and simply install them yourself to save on the total cost. Make sure to ask the store associate to provide all locks keyed alike (one key fr all the locks).
For more than 4 locks or if your locks are unique (or high end hardware), we recommend contacting a local locksmith to have the locks rekeyed on-site.
It is important to rekey your locks after closing! Most people will begin transferring their jewelry, TV’s, small stuff that they can transfer in their car and will wait for the moving truck to show up few days later. However, these small items may be expensive and emotionally irreplaceable.
So when comparing house rekey cost vs. the value of your personal items, we recommend taking care of it before moving in.
This is why it is so important to have your house locks rekeyed as soon as possible once you purchased the house.
